Work with Geoscope on environmental records research
If your organization handles property due diligence, lending, development or environmental screening, we can take on the records research and return a source-cited report in the same format every time.
Who we work with
Organizations whose work depends on property information
- Environmental consultants
- Order a report as the records-search part of an engagement, so your own time goes to interpretation and client advice.
- Engineering firms
- Aerial imagery, topography, soils and mapped nearby records can inform early site planning before a formal investigation is scoped.
- Real estate and development
- Screen a property before an offer or purchase agreement, while there is still room to negotiate or walk away.
- Lenders and financial institutions
- One report format makes it practical to screen several properties in a portfolio against the same standard.
- Legal and advisory firms
- Every finding links back to its source database and record, which matters when a report is referenced in a transaction or a dispute.
- Technology and data companies
- Data and platform integrations are a direction we are open to discussing. They are not a packaged offering today.
The partnership model
Three ways to work with Geoscope today
Choose by what you need: less research time on each property, a higher volume handled on consistent terms, or environmental screening offered under your own name.
- 01
Research support
You send the property. Geoscope does the records research and delivers the report. Your deliverable and your client relationship stay exactly as they are. There is no integration work and no minimum beyond the properties you choose to send.
Commercial terms: $79 per property, the same as ordering direct.
- 02
Volume partnership
For organizations that screen properties regularly. Terms are built around your actual volume and can include per-report pricing that scales with order count, a dedicated point of contact, a report format matched to how your team reads them, direct Atlas access, and priority turnaround for time-sensitive properties. This is a conversation, not a fixed package.
Commercial terms: Pricing based on order volume and workflow.
- 03
White-label or reseller
You keep the client relationship and, where appropriate, your own branding on the deliverable. Geoscope provides the research, data infrastructure and analyst review behind it. Terms, branding and disclosure to end clients are worked out directly, since they depend on how you present the service.
Commercial terms: Terms structured around how you present the service.
Referral and API arrangements. A referral arrangement, or environmental screening called directly from your own platform, is not a packaged offering today. We are open to discussing either case by case, but we would rather describe what we deliver now than list what we are not yet set up to support.
Start small. We are glad to begin with a pilot of a few properties, so evaluating the fit does not require a long-term commitment.
What a partnership adds
Time back, and the same report every time
- Less repetitive research
- Searching databases, checking locations, measuring distances, reviewing maps and collecting history is repeated for every property. Geoscope does that work, so your team's time goes to interpretation, client communication and field work.
- More capacity
- When volume rises, whether from a new client, a portfolio acquisition or a busy season, you have an outside research workflow to absorb part of the load. More properties do not have to mean proportionally more internal research hours.
- The same format every time
- The report has the same structure for every property, whichever analyst reviewed it and whichever state the property is in. Reports compare, file and pass between teams the same way.
- A research map for your team
- Geoscope Atlas lets your team explore the layers around a property before deciding whether it needs the full report. Atlas is for exploring. The report is for documenting a finished finding.
- One relationship across states
- A property in New York and one in Texas go through the same workflow and the same report structure, instead of a different regional researcher for each geography.

The workflow
From your request to a finished report
- 1You submit a property
- 2Geoscope verifies the property
- 3Environmental database screening
- 4GIS and historical analysis
- 5Analyst review
- 6Report delivered, typically within 24 hours unless another timeline is agreed
- 7You use the report in your own workflow
The same steps apply under every arrangement: a single submission under research support, a batch under a volume partnership, or an order placed through a white-label partner's own client process.
A real example
What comes back for one property
From the published sample report for 5718 Santa Fe Avenue, Vernon, California, searched out to one mile: 54 mapped locations, 22 of them within a quarter mile. The closest-first list opens with Castle Lithograph Inc, marked SP for the subject property, under RCRA, RCRA LQG, HAZWASTE, FRS and FEDERAL FACILITY. Each record then has its own page with source, status and dates.

Commercial terms
What it costs
| Standard report | $79 per property. The same product and price whether ordered directly or through research support. |
|---|---|
| Volume programs | Pricing based on order volume and workflow, discussed once we know roughly how many properties you expect per month or quarter. |
| White-label or reseller | Terms, branding and disclosure to end clients structured around how you present the service. |
| Pilot | A small number of properties first, before any ongoing arrangement. |
Scope
What a Geoscope report is not
A Geoscope report is a database records screening product. It is not a Phase I Environmental Site Assessment, and no licensed environmental professional, engineer or geologist reviewed the property for it. It is not a legal opinion, and it does not state whether contamination is or is not present.
Geoscope provides research and information. You keep responsibility for your own professional services, conclusions and client relationships.
